ENERGY PERFORMANCE CERTIFICATES GOLDING HOME INSPECTIONS ![]() ENERGY PERFORMANCE CERTIFICATES Energy Performance Certificates (EPCs) are produced by qualified Domestic Energy Assessors (DEAs), or by Home Inspectors who are also qualified DEAs. First of all - There is nothing to worry about! Your property can't "pass" or "fail" an energy assessment - the certificate issued is simply a statement of the energy performance of the property on the day it was assessed. It is then up to you whether you implement the energy improvements that will be suggested in the report, or leave it for the new owners to make the decision. Please note that the recommendations are just that - only recommendations. You can't be made to make changes if you don't want to! FITTING THERMOSTATIC RADIATOR VALVES (TRVs) ![]() WILL IMPROVE YOUR HOME'S ENERGY PERFORMANCE So what actually happens? The assessor will usually start by taking the basic measurements of your home. He or she will then go on to make notes of what type of construction has been employed, the details of your windows, what (if any) cavity and loft insulation is present, what form of heating you use, and whether your hot water cylinder (if you have one) is insulated etc. The assessor will also note the boiler type - if there is one - and look to see if you have already installed any energy saving measures such as thermostatic radiator valves and low-energy bulbs in the fixed light fittings. Two or three digital photographs of the outside of your home will be taken, together with several images of your heating system and controls, your gas/electricity meters, and the inside of your loft. These photos are for reference only - they don't appear in your EPC or HIP. YOUR ENERGY PERFORMANCE CERTIFICATE WILL LOOK LIKE THIS ![]() IT SHOWS WHAT IMPROVEMENTS COULD BE ACHIEVED IF ALL THE RECOMMENDATIONS IT CONTAINS ARE IMPLEMENTED The inspection is non-invasive - i.e. the assessor will not open up or dismantle anything, or lift your carpets or move your furniture. However, to carry out the assessment properly the inspector must be allowed access to all rooms of the home. Your Energy Performance Certificate will tell you how energy efficient your home is on a scale of A - G, where A is the best. Also using a scale of A - G, the report will tell you what impact your home is having on the environment in terms of Carbon Dioxide emissions. (The average property in the UK presently falls into bands D and E for both ratings). Included with your certificate will be helpful and practical recommendations that will enable you to improve the home's energy efficiency. This will save you money, help sell your home more easily and help the environment. |
