WHEN DO I GET MY REPORT?

Kindly note that it is not possible for the inspector or assessor to produce the Home Condition Report or Energy Assessment there and then.

The data that has been recorded during the inspection has to be processed by specialist computer software so the inspector or assessor must return to base for this to be done.

In urgent circumstances an Energy Performance Certificate can often be issued on the same day as the assessment. If you need an EPC quickly - Just Ask!

If not urgent, the electronic report will normally be completed within two working days and will be uploaded onto the National database. EPCs and HCRs can be provided either as pdf copies by email, or paper hard copies by post at the clients' preference.

What if we find something is seriously wrong?
For your safety, anything that is considered to be a serious structural fault or a potentially dangerous condition will be pointed out to you or the responsible person present at the time of the visit, with a recommendation that immediate appropriate professional advice is sought.


There are some things we can't tell you.

The Home Inspector or Energy Assessor, as a professional person, will confine any comments made to the specific subject of the home inspection or energy assessment in hand. He or she will not comment upon the value of, or the saleability of your property. The home inspector or domestic energy assessor cannot advise you on the choice of solicitor, estate agent or valuer etc.

Similarly, if repairs to any part of the property are deemed necessary, the inspector will not advise on how they should be carried out, how much they might cost, or recommend a contractor to carry out the work. What an inspector may do, if asked, is recommend the appropriate professional body or trade association that you could approach for such advice.
