Golding Home Inspections can carry out domestic energy assessments for Energy Performance Certificates on all homes in England and Wales.

However, the types of property that Home Inspectors are allowed to inspect for Home Condition Reports (NOT Domestic Energy Assessments) are closely controlled by the regulatory authority. Only the particular property types that a Home Inspector has been specifically trained to inspect - and has qualified in by passing the relevant stringent examinations - may be inspected.

Golding Home Inspections are qualified to inspect all the main types of traditionally-built dwellings in England and Wales and issue Home Condition Reports. There are, however, a small number of property types that we either are not presently licensed to inspect, or we choose not to include for commercial reasons. These are listed below:

1) Homes in converted commercial buildings.
2) Listed buildings.
3) System-built/prefabricated concrete or steel dwellings.
4) Thatched roof properties.
5) Non-traditionally built properties such as dwellings constructed from rubble or unfired clay (cob houses).
6) Timber framed dwellings constructed before 1975, e.g. ancient timber framed dwellings, medieval houses.

Please note - Modern timber framed houses, i.e. those constructed during or after 1975 are NOT excluded.

Remember - GOLDING HOME INSPECTIONS are qualified and licensed to carry out Domestic Energy Assessments and issue Energy Performance Certificates (EPC's) for EVERY size and type of home in England and Wales.

If your property is one of the excluded types listed above we are sorry, but presently we cannot provide a Home Condition Report (HCR) for your home. However, to comply with the requirements of the Home Information Pack (HIP) legislation for England and Wales, we can carry out an assessment of its energy performance and issue an Energy Performance Certificate.
